In an effort to make what can be a complicated process a bit more simple, we have 3 main fees that we charge our homeowners.
1. Monthly Management Fee: $99 - Regardless of the rental amount, we charge a flat $99 per month per home managed. This fee is ONLY paid when you have a tenant placed in your home! Vacant homes do not accrue Monthly Management Fees! It's worth noting, that this service INCLUDES 2 free walkthrough inspections in a 12 month period at no additional cost to you, the owner of the property.

2. Tenant Placement: $750- Placing the tenant requires marketing, social media, tenant screening, employment verification, speaking with prior landlords, drafting the lease and getting it signed by all parties, etc.
Note: If the new tenant has a real estate agent representing them during the screening/application process, there will be an additional $200 charged to the homeowner.
3. Setup Fee (one-time): $199 - Although not paid until we have placed your first tenant, this covers the upfront cost of setting up your home with the appropriate tax municipality for the collection and payment of rental tax, setting up EFT transfers, entering all of your pertinent information into our system and more.
4. Lease Renewal: $150 - Our goal is to place long term tenants in your home that value and treat the home as if it were their own. Renewing a lease will help keep your annual cost at an all-time low!
NO FEES ARE COLLECTED UNTIL THE PROPERTY OWNER APPROVES A TENANT AND MOVE-IN FUNDS ARE COLLECTED.
That is basically it. Along the way, a rental property owner may accrue additional costs for locksmiths, repairs, evictions, etc.
